Time Line For Making the Sale

There are several reasons for this step. These factors can have an impact on when and how we market and for how much we list your property. First I have an index of things to think about followed by an explanation.

Factors to Consider:

  1. Why are you Selling?
    1. Change of Jobs. When will you have to move?
    2. Want a larger or smaller home? Will you be able to handle short term leasing if your home sells before you find another?
    3. Selling a Vacation or Investment Home? Are there any factors limiting the time you have to sell?
    4. Selling for Personal Reasons? Are all parties in agreement on the decisions to sell and are there any factors limiting the amount of time before you close?
  2. Will you be buying another Home?
    1. Will you be buying in this area? You will want to go over the Buyers Interactive System.
    2. Will you be buying in another area? Do you need to find a Realtor® there? We can refer one.

  3. Will you be needing time to prepare your property so it will bring the best price?
    1. Minor repairs and painting.

Now for a little more in depth explanation of these factors.

The first reason to determine your time line is simple. When do you need to get your property on the market? Will you need to coordinate purchasing another home? From there the factors are a little more complicated.

It is best to start with a shortened explanation of Market Value. Market Value is the price a buyer will pay and a seller will take for a given property in a reasonable amount of time. Basically a Buyer will purchase the best home for the least amount of money. If there were two identical homes side by side, then the buyer will always buy the least expensive one. Unfortunately there are no identical homes, each one has different strengths and weaknesses.

The factors which can alter the price:

Motivation of either party. A buyer who has to have somewhere for their family to live this week doesn't have the time to shop around for the absolute best price. They will pay more for a home which meets their requirements. The opposite is true for a seller, if they had to be in another state in a week for a new job and absolutely don't want to come back later to sell their home, they would be willing to sell for less than if they could just wait for a better offer. The more time a seller has, the more they can wait till a buyer just has to have their house.

Curb Appeal. This goes to first impression. The better a property's condition and the way it looks, the stronger the emotional response from buyers. This increases the chances of buyers making an offer. It is usually best to bring your property to the highest level in regard to repairs, cleaning, painting, clutter removal and yard condition.

Location. This is the most important factor and also one which a seller cannot alter.

Supply. This is the amount of properties competing for the available buyers. While writing this, the supply is high which means more competition and the possibility of a longer time to sale. This is also something over which you have no control other than making your home look the best and list at a reasonable price.

Demand. This is the number of buyers looking for properties. Of course the more buyers, the better for you sellers. Right now there are plenty of buyers however they seem to be taking their time to make the purchase. Again the only control you have is curb appeal and pricing.

This step is mainly to get the thought process going. Further steps will elaborate on these thoughts.
