Showings
When you put your property on the Market you are asking other people
to come see how nice your home is and to buy it for their own.
This is the most tedious step in the process. Thank goodness for property values making it worthwhile!
The good thing about most Realtors® is that they understand what you are going through and will make appointments to show your property. There are some who don't and will show up at inconvenient times no matter what we, as listing agents, include on the MLS as showing instructions. It is important for you to know this fact of life in the beginning and accept it. I KNOW, but I always like to think that the agent who treats you like this has the nicest, ready, willing and able buyer with them. As long as we price your property correctly, you won't have to deal with it for very long.
Now down to the nitty gritty. We'll go over everything about showings.
First, it is best if you are not there when buyers look at your home. The reason for this is that you want them to feel at home and as long as you, as the owner are around, they will feel like a guest. It does not matter how nice you are or how great you get along with others. A good buyers agent will help put them at ease so that if they like the home, they will start to feel like it could be their home the first time they see it. You all know the game of horse trading, the buyer always starts to point out all the little negative things hoping to get the price down, it's almost human nature. We don't want that to happen, as long as the only people present are on the same side, it's usually the positive things that are observed first.
Second, to make the whole showing process much simpler, we want you to provide us with a schedule of when it is Not convenient for showings. We understand you need some time off and set times for things like breakfast, lunch and supper. The only thing to keep in mind is that the one who would pay the most for your property might not have the same schedule ...FLEXIBILITY IS MOST EFFECTIVE! (-:
Third, Security!!! This is always an important thing to go over. When we list your property on the MLS system we will ask other agents to make appointments. In this way we are able to get an agents lic# and brokerage they work for. According to the schedule you provide us we will set the time and call you to let you know of their appointment. Unless restricted by your Condominium Association or Homeowners Association we will have an electronic lock box on your property for them to have access. This is a very safe system for which the key device must be daily updated from our Realtors Association to open. When they open it, we can tell who the key is registered to. There is a possibility an agent will arrive without an appointment. If you are not home as stated earlier we will know who opens the lock box.
Fourth, If someone comes unannounced it is up to you to let them in or not. You should not leave if you have opened the door for them as we will not have the ability to know who it is. We recommend informing them that an appointment is required and give them our number. We will handle it from there if they call.
The only other thing I would like to recommend is that during the showing period that you make provisions for children or young adults to stay with someone you trust rather than be the only ones home in case an agent shows up unannounced. This would be a little extra security.
