Selling Residential Real Estate demands several decisions before your property is placed on the market. Once those decisions are made it is possible to market to the right Buyers and bring about the closing as smoothly as possible.
I have organized the process into steps so that all bases are covered and no little surprises arise during your quest. I have made every effort to simplify these steps. One thing to remember, each step is progressive, one might just ask you to start the thinking process and another will finish it.
- Look at the Tax Ramifications. In this step I want to make sure you understand the effect the sale of a residence can have on your taxes. 1st we start with Federal Taxes then move on to Local Taxes. Please note that we are not providing tax advice, only information for your educational use. Whenever in doubt about anything concerning your taxes it's best to consult with a tax Professional.
- Look at your reasons for selling and determine a Time Line for the sale. This is important in figuring out how long you have and when you need to start. These factors can also affect the List Price.
- Figuring out what information has to be Disclosed to potential buyers. By law you must provide a disclosure of any known material facts which might affect the market value of your property. It is of utmost importance to protect yourself from litigation by disclosing any known material facts.
- Lay out any scheduling problems you might have for Showing Your Property to potential Buyers. Many buyers have limited times to search for a home. The more flexible you are, the better chances you have for a quick sale.
- How do want to handle Offers. Real Estate Agents are required by law to present all offers unless the Seller has in writing laid out parameters for which offers are presented to them.
- Factors determining Market Value and setting of List Price. This will give you some idea of where to start on the pricing your property.
- Sellers Proceeds - How much actual money you will get at closing. . Here we will look at the cost associated with a sale and show you how to figure your net proceeds when the transaction closes.
