  1. Deciding on when to sell. Your strategy should have a set amount of time you will be holding the property. It should also have parameters set for any move in the market which might affect your bottom line. That way no matter what happens; your actions are already laid out eliminating any spur of the minute responses. A well thought out plan can protect your bottom line.
  2. When it is time to sell, sell. It is easy to fall for the idea to put your property on the market at an inflated price to see if someone will bite. While we will never say it is impossible that someone will pay an inflated price, the statistics say that this is a bad strategy. Even with the rise of people looking for properties on their own, most still enlist the help of Real Estate Agents to find their homes. Agents are always comparing available properties and when a property is overlooked once because it is priced too high, they will usually not even glance at it again even if the market adjusts up to the price. Statistics show that a property staying on the market will sell for less than comparable properties just coming on the market for the same price. About the only thing you are doing is helping to sell other properties which are not as inflated.
  3. Acceptable Terms. Decide before hand if you are willing to accept any terms other than normal financing. Sometimes you can make a little extra by carrying some of your equity in a note to the buyer.
