This method is when 2 or more individuals pool resources to purchase rental properties which they will then rent out. This allows the investors to purchase properties which would otherwise be out of their range. In today's market, positive cash flow from residential rentals is harder to find and usually in less desirable areas. This method would allow for the sharing of the negative cash flow until the market has appreciated enough to realize the desired profit. Again it can be set up for any percentage per investor and the accompanying agreements would lay out exactly how the property will be managed. It is also great for situations where one investor has the ability for monthly cash payments but not cash on hand and the other investor has the cash on hand. The management could be handled by either of the Investors or be turned over to professional management. As in all types of investment strategies, it is best to plan out the total strategy in the beginning which can be part of the original agreement, eliminating disagreements in the future.
